All rates are quoted in US$ per villa, per night on a room only basis, and are inclusive of 7.5% VAT and 5% Service Charge.   Maximum occupancy in the 2-bedroom villas is 5 persons and 7 persons in a 3-bedroom villa. All rates are subject to change without notice.  * The 1-2 persons rate in the 2-Bedroom Superior Villa category is not valid for stays 19 Feb-13 Mar or 19 Dec-09 Jan.

There is a minimum stay requirement of 10 nights during 19 Dec-09 Jan.  A 25 % deposit is required to confirm all reservations with the balance due 60 days prior to arrival for stays in  winter and 30 days for stays in summer.  Cancellation charges: winter bookings cancelled 45-60 days prior to arrival incur a 25% rental charge and 100% if cancelled within 45 days of arrival.  Summer bookings cancelled 15-30 days prior to arrival incur a 15% rental charge and 100% if cancelled within 15 days of arrival. No-shows incur a 100% rental charge year round.
